I am absolutely obsessed with this place. The person at the front desk "Travis" was amazing. He was very friendly and made sure we were happy and had everything we needed at all times. We weren't treated like guests, we were treated like family. We will definitely be coming back (just to see Travis). Twelve Oaks Inn is now our new Go To spot. The rooms are stunning and the beds are extremely comfortable. Each room has a huge screen TV. The breakfast is to die for and the cook is awesome. We had such a wonderful time. This house has so much beautiful history and our stay here was unforgettable. We did have what some would call a paranormal experience. I was staying In The Heat of the night room on the second floor and my mom and daughter were staying on the first floor. Our room has a skeleton key lock and our key has a key chain hanging from it. I had the door locked on the inside with the key still in the lock. I heard a knock on my door and the key chain started swaying back and forth from the door be knocked on. assuming it was my daughter, I opened the door and no one was there. Then throughout the night I heard walking around and noise in the room next door to me (the Katherine room). My 2 year old was with me and had been fussy. When I spoke to Travis in the morning, I told him "I hope she didn't disturb the people next door to me". Travis then told me that I was the only guest on the second floor and that no one was in the next room. Other than that, our stay was wonderful and we will definitely come back. I give it 10 stars.

This place is the best of any we ever stayed at. Any time we stay somewhere else, we wish we were back at 12 oaks. The staff is awesome, the place is top notch. We have always been impressed with quality and detail of anything and everything on the property. The only thing is we wish the owner would cook instead of a hired sheff. She was better, but as a business owner, i understand. We have never found a better place. We'll be back many more times. If onky this pkace was not 6 hours from home. We highly recomend this place to anyone looking to stay here

The gentleman who worked there, I believe his name was Travis, was just amazing! By far the nices most helpful person I’ve ever met! The world needs more people like Travis!!!

This place is exactly as described. You will enjoy your stay! We spent our 10 year anniversary here and it was perfect!

I can’t say enough about Twelve Oaks B&B. From the moment you walk in the door, you’re taken back to the old southern charm. From the antique furniture and decor, the hard wood floors that give a gentle creak as you walk through the rooms and admire the charming antebellum details, and the fantastically accommodating staff. They have worked so hard to make this historic house into a beautiful place to relax and enjoy the old world charm while enjoying the necessary modern amenities to make it absolutely comfortable( perfect temperatures , 5 star luxury bathrooms, and bedding that’s fit for royalty (which is what you feel like during you’re stay). We stayed in the Steel Magnola suite, and... oh my goodness... I’M IN LOVE!!! I look forward to the day I’m able to return and enjoy another stay. The breakfast was phenomenal! If I had to find anything to complain about, (and I’ve never stayed in a B&B before) would be sound proof. We couldn’t hear people in other rooms, but if they were in the hall you could hear a conversation. But everything else about this place more than made up for it.
